PTCH — Residential area with a public-business
The 220-hectare site to be developed lies next to the Kaluzhskoye Highway in the Novomoskovsky Administrative District. It is smooth flat terrain that has a lake with natural canals to the east. To the north is the Makarovo township and to the east the Sosenki village. Two feeder roads start from the highway and go north-west, and a new Metro station of the Sokolnicheskaya line is planned in the central part of the site.
The architectural and urban planning concept provides for mixed development and buildings with varied number of floors: high- and medium-rise blocks of flats, three-storey townhouses, two-storey private houses, administrative and public buildings and shopping centres. Under the master site development plan the new residential area will have six schools and eleven childcare centres. Multi-family houses will make up 76.8%, private houses 3.5% and townhouses 19.6% of the total. The aggregate floor space of the apartments, townhouses and private houses is 1 080 sq. m and that public buildings 200 000 sq. m; more than 45 000 are expected to move in.
